About Propy
Propy is a blockchain-based real estate platform specializing in property tokenization, title transfer, and escrow services. It uses smart contracts to automate title verification, third-party escrow, and ownership transfer, supporting both fiat and cryptocurrency payments.
The traditional title industry relies heavily on paper-based processes, fragmented across nearly 7,000 small and medium-sized companies, leading to inefficiency and fraud risks. Propy digitizes property titles through blockchain, streamlining transactions and reducing completion times.
Its core strength lies in combining blockchain with AI. Its AI escrow agent, Agent Avery, trained on transaction data, operates 24/7 and is expected to save about 40% of workload. As a licensed title company, Propy also directly provides title insurance and transaction management.
In the past six months, Propy launched a large-scale expansion plan to acquire regional title companies across the U.S., aiming to modernize the title market. It also partnered with crypto lender Milo to offer cryptocurrency-backed mortgages, allowing homebuyers to use Bitcoin and Ethereum as collateral without liquidating their digital assets.
Propy was founded in 2015 by Natalia Karayaneva, focusing on blockchain-based real estate transactions. In 2017, it completed a $7.7 million ICO and listed the PRO token, laying its funding foundation. In 2018, Propy completed the first blockchain-recorded real estate transaction in California, a landmark for on-chain property transfers. In 2019, it launched a fully online transaction platform, automating the entire process from e-signatures to payments. In 2024, Propy introduced AI escrow agent Avery, trained on $5B in transaction data, reducing manual work by 40%. In October 2024, it launched crypto custody services with Coinbase Prime, supporting BTC, ETH, and USDC. In January 2025, Propy announced crypto mortgage services, allowing BTC/ETH holders to collateralize assets for tokenized property loans. In October 2025, Propy unveiled a $100M expansion plan to acquire title companies across the US, aiming for a $1B valuation, using hybrid on-chain and traditional financing via Morpho. These milestones mark Propy's evolution from a niche blockchain experiment to a comprehensive real estate tokenization platform.
Positive: On March 12, Propy acquired Boss Law's title division, its third acquisition, serving REITs and institutional investors; AI agent Avery reduces manual workload by 70%, doubles transaction volume, and retained 100% of acquired teams. In May, partnered with Milo to offer Bitcoin-backed mortgages, allowing home purchases without selling crypto assets, expanding crypto-native buyers. CNBC reported its $100 million credit facility to consolidate title and escrow companies, shortening closings from weeks to hours; an earlier acquired title company grew revenue 20x.
Negative: The community called for buyback transparency; as of March 10, the token was around $0.36 with a $21 million market cap, undermining long-term holder confidence; technically RSI was oversold and price near structural bottom, with short-term rebound expectations coexisting with governance concerns.
